The flat fee does not include special situations that may arise such as negotiating escrow agreements for repair issues, which services can be arranged if applicable.

Our flat fee attorney service includes drafting and advising of the offer to purchase, review after inspection, negotiations on amendments, follow-through on contingencies, ordering and reviewing title and all closing documents, etc. Title fee, transfer tax fee and other usual sale or purchase expenses are separate and usually paid as part of the closing.
